The owner of 44 York Street South Perth had recently purchased the property, an old circa 1920’s war veteran’s home, and needed some advice on how best to move forward in terms of restoring or replacing the roof. The property and in particular the roof had been somewhat neglected, with numerous leaks evident on the ceiling. After assessing the roof I was confident the roof could be restored, however the biggest challenge was how brittle the tiles were. With careful planning and ability to source enough spare tiles, we were able to complete the roof restoration and the results surpassed expectations. From a dilapidated roof to a new looking roof, the transformation was incredible.
Starting with the tiles, numerous tiles were replaced, which solved most of the leak issues immediately. Next the valleys and gutters were replaced and flashings installed where required, which solved most of the remaining issues. Aluminium mesh was also installed over the valleys to prevent leaf build up which causes water to overflow over the sides of the valleys in heavy rainfall. The next major issue was a sag in the rear section of roof, so the tiles were stripped back in this section and the roof frame reinforced and leveled with additional rafters. Once this was complete and the tiles reinstated, the entire roof was pressure cleaned to remove all the moss, lichen and leaf debris, giving the roof a fresh appearance while cleaning debris from between the tiles drainage channels. Next, the ridge caps were removed and re-bedded with fresh mortar, then repointed with Starpoint flexible acrylic pointing, which eliminated any potential for leaks from the ridge capping. Lastly, the front gables were dismantled and rebuilt with new fiber cement cladding and decorative timber strips, new barge boards and scribe fillets.
From a house in desperate need of some love and attention, the owner cleverly started with the roof and we were able to restore the roof and maintain its character from a bygone era. Testament to the owner’s vision of restoring the old war veteran’s house, the roof and house will now stand proud for many more years to come.
