Painting your roof is a fantastic and cost-effective way to upgrade your home. Here are the top 8 reasons why you should paint your roof:
- Improves the appearance of your house
- Increases the value of your property
- Extends the life of your tiles and timber roof structure
- Prevents premature timber rot of the roof frame
- Prevents the tiles from absorbing moisture, which can add to the weight of the roof
- Reduces heat absorption (when heat-reflective paint is used)
- Good opportunity to investigate and repair persistent leaks
- Prevents storm damage and ensures your roof is maintained for insurance purposes
How to Paint and Restore a Roof
The process of painting a roof starts with investigating and repairing all potential causes of roof leaks and stained ceilings. All flashings, valleys, vents, chimneys, air conditioning, solar hot water systems, skylights and broken tiles should be investigated, repaired or replaced if required. This is also a good stage to repair or replace your guttering.
Once all preliminary repairs have been completed, the roof is ready for pressure cleaning to remove all loose and oxidised paint, mould, moss and any other built-up debris. The pressure-cleaning process is crucial to provide a clean surface and enable the paint to adhere. Please note that pressure cleaning may cause minor water ingress, particularly around skylights, vents and other flashings, however there is no other way to clean the roof to the standard achieved by high-pressure washing. Having your roof pressure cleaned by a professional will minimise any water ingress. The gutters should also be cleaned out at this point, and all mess cleaned up around the house.
Once pressure cleaning has been completed, the ridge capping may need to be removed and re-bedded (or if it's in satisfactory condition, it may be repointed). A flexible pointing compound is best for this as it allows for movement in the roof and ridge caps whilst resisting cracking. Once the pointing compound is dry, the roof is given a final clean down and masked up where required.
It is now time to apply the primer coat. The type of primer will depend on the condition of the existing surface and whether it has been previously painted. Once the primer has dried, two colour coats should be applied, leaving sufficient time between each coat (as per the manufacturer’s recommendations). These final coats of paint will bring your roof back to life and make it look amazing! Your restored roof will not only look great, it will also protect your home and valuable assets from the elements for many years to come.
