It's important to recognize that replacing a roof is a big project. First, the project needs Council approval if replacing tiles with metal sheeting. The reason is that you are replacing a very heavy roof with a very light roof and in doing so increases the risk of the roof lifting under strong wind. The Council therefore wants to see the tie down detail that will be used to ensure the roof structure is firmly anchored to the walls. Secondly, as most roof replacements exceed $20,000, the Council also needs to know who the registered builder is that will be managing the project and also see evidence of the home indemnity insurance policy taken out to cover the owner should there ever be a problem. This first step is required to ensure that roof replacements are carried out to meet Australian standards and ensure the safety of the occupants or neighboring properties when the roof is exposed to strong winds.
Once the approval has been given, work can then commence, starting with ordering the roofing materials. Next, the tie down rods are installed from the roof frame down the cavity wall. These rods ensure the roof frame is firmly secured to the wall plate and will not lift under strong wind. Once complete, the roof is ready for removal, starting with a section at a time. The tiles are removed, new treated pine battens installed suitable for metal roofing, triple grip brackets and bugle screws are installed to further increase the strength of the roof frame and increase resistance to wind lift. Next is Anticon, which increases insulation of the roof, muffles the sound of rain and stops condensation forming on the underside of the roof sheeting. Once the Anticon is installed and pinned in place, the roof sheeting (Australian Bluescope Colorbond or Zincalume) can then be installed. The sheeting is secured with quality class 4 color-matched roof screws and flashings, flumes, ridge caps etc are also installed. The roof is then blown down to remove metal swarf and the gutters cleaned out. Finally, all rubbish is cleaned up, bins are removed and the roof replacement is complete. The Council is then notified of the completed work.
Each roof has its own unique requirements in terms of flashings, valleys, vents etc and many of the older tiled roofs have sags which then require additional carpentry during the process to ensure the corrugated sheeting is level and straight when installed. In some circumstances, guttering, fascia, gables and eaves have also needed to be replaced. These extra steps ensure the roof replacement, when completed, looks its very best.
We have just completed another roof replacement in Gooseberry Hill, with additional work that was required to the verandas. The clients wanted us to raise the veranda heights which were 1800mm above the ground. For most taller people, this meant they had to duck their head for fear of being knocked out when walking around the house. To increase the height of the front and rear veranda we had to dismantle the old veranda and rebuild it from scratch. We ended up increasing the head clearance from 1800mm to 2100mm which made a huge improvement to the house. Once the verandas were rebuilt, the tiled roof was then replaced and the transformation completed.
